The October grand opening of Downtown Festival in Minto Communities’ newest luxury resort townhome community — Festival™ — in Orlando was a fun-filled celebration with live music, games, prizes, fantasy princesses, face painting, stilt walkers, jugglers and more. More than 200 attendees enjoyed Downtown Festival’s many amenities from putt-putt golf and beach volleyball to sampling treats from the ice cream parlor and model home tours.
Festival’s uniquely designed luxury townhomes in one of the premier Florida gated communities are surrounded by 200 acres of natural Florida woodlands, lakes and walking paths. Just five miles from Walt Disney World®, Festival provides the best of both worlds — a private community of colorful townhomes with a vibrant downtown recreation and entertainment center as well as quick and easy access to Orlando’s world-class attractions, entertainment and dining amenities.
Downtown Festival presents something for every age and interest, including a luxurious resort-style pool with private cabanas, colorful kids’ water park, fitness center, general store, charming ice cream parlor, high-tech video arcade, Florida-style bar and grill, putt-putt golf course, a volleyball court and more.
“Every aspect of Festival has been thoughtfully planned to create a resort community unlike any other,” notes Minto Senior Vice President William Bullock. “Minto is known internationally for developing award-winning residential communities that include resort-style recreational amenities. We have taken this approach even further by designing Festival as an attraction unto itself. Our residents will enjoy the level of amenities they would expect to find in the world’s finest resort communities,” he adds.
Festival plans call for 500 luxury townhomes to be located within individual gated neighborhoods. Five models are open for viewing. Their names — Elation, Imagine, Jubilee, Marvel and Splendor — capture the sense of fun and adventure that draws millions from throughout the world to Orlando’s resorts and attractions.
Townhomes are priced from the mid-$200s, and range in size from 1,732 to 2,232 square feet under air, plus optional cabana bath. The homes are designed to accommodate larger groups of family and friends with living and dining areas that provide ample gathering and entertaining areas. Each townhome also has its own private, covered and screened lanai and plunge pool overlooking the preserve to provide a private, spa-like retreat.
Uniquely designed floor plans accommodate a wide range of lifestyle needs, offering choices ranging from three bedrooms with loft to five bedrooms, as many as five-and-a-half bathrooms and spacious great rooms. The Elation model includes three bedrooms, two baths and great room, plus loft. The Imagine model includes four bedrooms, three baths and great room, plus loft.
Festival’s Jubilee model includes four bedrooms, four baths and great room, plus loft. The Marvel model includes five bedrooms, four-and-a-half baths and great room, and the Splendor model includes five bedrooms, five-and-a-half baths and great room. Families and friends also have the option of purchasing adjoining townhomes with interior connector doors.
“Our buyers, from the U.S. and abroad, will have the peace of mind of owning a townhome managed by a leading property management company, and the option of placing their home in an international vacation rental program,” notes Bullock.
Festival has been developed without utilizing Community Development District (CDD) funding. This means residents won’t see annual CDD assessments on their tax bill, which saves them thousands of dollars over the life of their home.
Festival is located off of I-4/Exit 58, then West on ChampionsGate Boulevard to Ronald Reagan Parkway. The Festival sales office is located in the Splendor model at 502 Captiva Drive, Davenport, Florida. For information on Festival, call (888) 720-6556 or visit mintofla.com.
In addition to Festival, Minto’s new home communities in Florida include the Laureate Park neighborhood within Lake Nona in Orlando, The Isles of Collier Preserve and TwinEagles in Naples, Harbour Isle in Sarasota/Bradenton, Sun City Center in the Tampa Bay area, TownPark and LakePark at Tradition in Port St. Lucie, Villas By The Sea in Lauderdale-By-The-Sea, and Artesia in Sunrise.
